Manufactured Home vs Mobile Home vs Trailer | TMH 007
Coming off of last week’s post (Manufactured Homes and Homeless Housing in LA | TMH 006), where the term “Trailer” was used, I decided to do some investigating of terms. What does “Trailer” mean? What does “Mobile Home” mean? And, of course, what does “Manufactured Home” mean?
Manufactured Home | The term manufactured home is applied to a home which was built on, or after, June 15 1976, at a manufacturing plant, and then transported to the given site on a permanent chassis. It also displays a red certification label on the exterior of each transportable section. This label assures that the home meets all HUD safety requirements for Manufactured Home Construction and Safety Standards. This certification sets a manufactured home apart from a modular home because a modular home is built to local building code standards.
Mobile Home | There term mobile home is applied to a manufactured home (see above) that was built before June 15 1976, and therefore does not meet all HUD safety requirements for Manufactured Home Construction and Safety Standards. Things to keep in mind in regards to mobile homes are that NO modification that are made will make the mobile home meet HUD standards, and the FHA WILL NOT insure a mortgage on a mobile home.
Trailer | The term trailer has no meaning. It is is a general slang term for both manufactured and mobile home.
